A condo can suit your own visits and still have rental restrictions that change the plan. Read the association rules and city requirements separately.

Resolve permission before projecting income. A listing description, another owner’s advertisement or a city permit alone does not establish every right needed for your unit.

Start with the intended length and pattern of stays

Write down the rental plan you actually mean: occasional weekend bookings, a winter tenant, a longer residential lease or use only by family and friends. Those are different situations. Ask which provisions apply to the specific unit and whether the governing documents distinguish among them.

Request the current rental language, amendments and applicable association procedures. Have the association explain minimum stays, any approval process, occupancy rules, guest access and parking. If the purchase depends on that answer, discuss the written evidence and contract treatment with your agent and legal adviser.

Check the city’s vacation-rental requirements

Lake Havasu City describes vacation rentals as residential accommodations offered for fewer than 30 days. Its current guidance requires registration and a permit before the property is offered for rent, and describes the TPT licensing and emergency-contact steps.

The city also explains that it does not enforce homeowners-association rules. Read both the city requirements and the private restrictions applicable to the condo. Ask the city and appropriate professionals how the requirements apply to the exact use you are considering.

Build a rental budget around the real workload

Start with a year of ownership expenses, then identify costs tied to each stay: cleaning, turnovers, supplies, management, booking services and any additional insurance or compliance costs. Decide who handles calls when you are out of town.

Keep owner-use nights separate from nights available to rent. If you receive an income projection, ask which dates, expenses and occupancy assumptions it uses. Compare that with your own planned visits and the written rental restrictions. A gross revenue figure alone does not describe the cash available after costs.

  • Who checks the unit between stays and reports damage?
  • Where do guests park, and how are gate or building-access devices managed?
  • What happens if a repair takes the unit out of service?
  • Which assumptions come from actual operating records, and which are projections?

Separate past use from permission for your ownership

Ask for the current documents even if the seller has rented the condo for years. An advertisement is evidence that someone marketed a stay, not a complete explanation of the rules or approvals. Have the appropriate authority explain any registration or approval required when ownership changes.

If rental income is essential to the purchase, consider how your budget would work during a longer vacancy or an unexpected repair. Use the written restrictions and actual cost information to decide whether the property supports the plan, instead of expecting the plan to fit the property later.
